Developer Whitelist

Developer Whitelist is a real estate software feature that restricts which property developers an agent or brokerage can sell for, ensuring compliance with accreditation requirements under Philippine real estate regulations.

Core Features

  • Developer selection control – Administrators designate which developers agents can access and sell for within the platform
  • Accreditation enforcement – Ensures agents only sell properties from developers where they hold valid broker accreditation
  • Hierarchical permissions – Realty hub managers can configure whitelist settings at the organization, team, or individual agent level
  • Real-time synchronization – Automatically updates inventory visibility when accreditation status changes
  • Audit trail integration – Logs all whitelist modifications for compliance documentation

Use Cases

You can use Developer Whitelist to:

  • Prevent unauthorized sales – Block agents from accessing developer inventory they are not accredited to sell
  • Manage multi-developer brokerages – Control which teams or agents handle specific developer accounts
  • Streamline onboarding – Automatically assign new agents to approved developers based on their accreditation documents
  • Support compliance audits – Maintain records of which agents were authorized to sell specific developer properties at any given time

Why Developer Whitelist Matters in Philippine Real Estate

Under RA 9646 (RESA Law), real estate service practitioners must operate within their licensed scope. Property developers in the Philippines require brokers and agents to undergo accreditation before selling their projects. This typically involves submitting:

  • Valid PRC Real Estate Broker or Salesperson license
  • BIR registration (Form 2303)
  • DHSUD registration receipt
  • Developer-specific accreditation forms

Without a Developer Whitelist feature, brokerages risk agents selling properties they are not legally authorized to market. This exposes the brokerage to penalties under Section 39 of the RESA Law, which can reach PHP 200,000 or imprisonment for unlicensed practice.
