Lead Scoring

Lead scoring models incorporate both explicit and implicit data:

Lead Scoring

Lead scoring is a methodology used to rank prospects against a scale that represents the perceived value each lead represents to an organization. In Philippine real estate, brokerages and sales teams use lead scoring to determine which potential property buyers a receiving function will engage, in order of priority.

Key Components

Lead scoring models incorporate both explicit and implicit data:

  • Explicit data: Information directly provided by the lead, such as budget range, preferred location, property type preference, and purchase timeline
  • Implicit data: Behavioral signals gathered from lead actions, including website visits, property listing views, inquiry form submissions, and response times
  • Demographic fit: Alignment with your ideal buyer profile based on factors like employment status, income bracket, and KYC verification
  • Engagement level: Frequency and depth of interactions with your sales team or marketing materials

How It Works

  1. Define scoring criteria: Establish which attributes and behaviors indicate high purchase intent (e.g., budget above PHP 5 million, timeline within 3 months, multiple property inquiries)
  2. Assign point values: Give numerical weights to each criterion based on its correlation with successful conversions
  3. Capture lead data: Use marketing forms and CRM systems to collect and store lead information
  4. Calculate scores automatically: Your lead scoring system tallies points as leads interact with your brokerage
  5. Prioritize follow-up: Route high-scoring leads to senior agents or prioritize them in your sales pipeline

Pros & Cons

Advantages:

  • Increases sales efficiency by focusing agent time on qualified buyers
  • Reduces wasted effort on leads unlikely to convert
  • Provides objective criteria for lead distribution
  • Improves conversion rates and shortens sales cycles

Disadvantages:

  • Requires sufficient historical data to build accurate models
  • Initial setup and calibration can be time-consuming
  • May miss opportunities if scoring criteria are too rigid
  • Needs periodic adjustment as market conditions change

Real-World Application

In Philippine real estate, lead scoring helps brokerages prioritize high-intent buyers based on qualification data. A lead who indicates a budget of PHP 10 million, prefers condominiums in Makati, and has a 60-day purchase timeline would score higher than a casual browser with no stated preferences.

Brokerages using lead tracking and CRM analytics can automate this process. Combined with lead heatmap visualization and lead distribution rules, sales managers gain clear visibility into which prospects deserve immediate attention.

The methodology also supports abandoned lead notifications, alerting agents when previously engaged high-scoring leads go quiet.
