Property Search

Property search is a real estate technology feature that enables brokers and buyers to find available inventory using filters, keywords, and geographic data. In a CRM context, property search connects with heatmap visualization to match inventory with demand geography.

Key Components

  • Filter System: Allows users to narrow results by price range, location, property type, floor area (sqm), and amenities
  • Geographic Search: Uses GIS (Geographic Information System) to locate properties on interactive maps
  • Full-Text Search: Enables keyword-based queries across property names, descriptions, and addresses
  • Inventory Sync: Real-time connection to the property listings database
  • Demand Matching: Integration with lead heatmaps to identify high-demand areas

How it Works

You start by entering search criteria such as location, budget, and property type. The system queries the centralized inventory database and returns matching results. Results can be displayed as a list or plotted on an interactive map.

When integrated with heatmap visualization, you can overlay buyer demand data on the search results. This helps brokers identify inventory gaps in high-demand areas. The system can also suggest properties to buyers based on their saved preferences and browsing history.

Pros & Cons

Pros:

  • Reduces time spent manually matching buyers to properties
  • Provides data-driven insights through demand geography integration
  • Enables brokers to respond faster to client inquiries
  • Supports both pre-selling condominiums and ready-for-occupancy (RFO) units

Cons:

  • Requires accurate and up-to-date inventory data to be effective
  • Geographic search accuracy depends on proper geocoding of property addresses
  • May require training for agents unfamiliar with GIS-based tools

Real-World Application

In Philippine real estate brokerages, property search serves as the primary tool for matching client requirements to available inventory. A broker receiving an inquiry for a 2-bedroom condominium in Makati under PHP 8 million can instantly filter results and present options.

When combined with lead heatmap visualization, sales managers can identify mismatches between inventory concentration and buyer demand. For example, if the heatmap shows high lead activity in Taguig but inventory is concentrated in Quezon City, the brokerage can adjust its developer partnerships accordingly.

This feature supports compliance with RESA Law (RA 9646) requirements by ensuring PRC-licensed brokers provide accurate property information to clients.
