Realty Hub

Realty Hub is a Philippine real estate brokerage firm that manages a network of real estate service practitioners, typically overseeing 50 or more licensed agents and salespersons. Under RA 9646 (RESA Law), a Realty Hub operates as a licensed entity coordinating property transactions, lead generation, and commission management for its affiliated agents.

Core Mandate

A Realty Hub serves as the central administrative and operational entity for real estate professionals. Under Philippine law, specifically Section 32 of RA 9646, any partnership or corporation engaging in real estate service must:

  • Register with the Securities and Exchange Commission (SEC)
  • Ensure all authorized representatives hold valid PRC licenses
  • Maintain at least one licensed real estate broker for every 20 accredited salespersons
  • Submit annual reports listing all real estate service practitioners to the PRC and SEC

The Realty Hub model centralizes compliance, training, and business operations while individual agents focus on client acquisition and property transactions.

Key Services

A Realty Hub typically provides:

  • Agent Onboarding & Compliance – Handles PRC license verification, professional indemnity bond requirements (minimum PHP 20,000 per RA 9646), and salesperson accreditation
  • Centralized Dashboard Analytics – Provides visibility into team performance, sales pipeline status, and commission tracking
  • Lead Distribution – Routes buyer and seller inquiries to appropriate agents based on territory, specialization, or availability
  • Commission Processing – Manages multi-level commission structures, splits, and payouts
  • Training & CPE Coordination – Ensures agents meet Continuing Professional Education requirements mandated by the Professional Regulatory Board of Real Estate Service

Jurisdiction

Realty Hubs operate under the regulatory oversight of:

  • Professional Regulation Commission (PRC) – Issues licenses and certificates of registration
  • Professional Regulatory Board of Real Estate Service (PRBRES) – Sets practice standards, administers licensure examinations, and enforces the Code of Ethics
  • Bureau of Internal Revenue (BIR) – Governs tax compliance including withholding tax and VAT obligations on commissions
  • Department of Human Settlements and Urban Development (DHSUD) – Regulates real estate development projects and developer accreditation
